Cozy Corner Pet Sitting offers unrivaled pet care services. Whether in the kitchen with me while I cook... snuggled on the couch in the sunroom while we watch tv..... getting some sun on the deck while I'm working on my laptop, or walking along the wooded path behind my home, rest assured that your dog will be in the loving hands of a professional sitter, in a safe and cozy home — belly rubs and playtime guaranteed! I work from home, full time, so your fur family never feels alone. Located just a few miles from Dulles airport, traveling is made easy with a convenient drop off/pick up location. I specialize in long term/extended stays, but will also do shorter stays of 2 or more boarding nights, as well as daycare.
Cozy Corner does NOT do forced crating. If client prefers crating for their pup, we can accommodate the client request. We have a "free roam" home, but can separate pups, if needed. I don't take more than a few pups at one time and I do not fill up my schedule, so there is a chance that your pup may be the only guest pup, at any given time.

A Little About Myself
How I Became a Pet Sitter
Pet sitting has always been a passion of mine. Since I was young I’ve always loved animals — both learning about and taking care of them. Raised in an animal oriented family, I have had dogs and/or cats, a ferret, hamsters, guinea pigs, rabbits, fish, snakes, and even a 4ft long, 20lb Iguana as a roommate! I let them know that I SEE them and they are loved. I let my furry family be themselves and appreciate their little quirks. My career began as an Independent Contractor for a large "Shared Economy" Pet Sitting business and quickly grew a loyal customer base of fantastic clients! In 2016, it was a natural progression to open Cozy Corner Pet Sitting and share my love of animals and high quality care, with my clients and pet owners all over the Northern VA area. 90% of my business comes from referrals from current clients.

I’ve worked with animals from a wide range of backgrounds and under all sorts of different conditions. Under my care, your pet will get to spend ample time enjoying the outdoors and socializing with other friendly pets, with a safe and comfortable home to rest their furry faces. If this sounds preferable to your pet spending their time in a cold cage at the kennel, then I’m the Pet Sitter for you.
Overnight Boarding
$50/per calendar day, per adult pup. $35/per calendar day for a 2nd dog, from the same household.
$45/per calendar day, per adult pup, for all stays over 10 days. $30/per calendar day for a 2nd dog, from the same household.
$60/per calendar day, per pup under 12 months. Puppies are accepted on a limited basis, after assessment. My dog is a senior, so only puppies that can respond to older dog cues and have a higher level of maturity to be around older dogs, can be accepted.
*Walking is complimentary for boarding clients

Doggie Day Care
$35 for a 9.5hr Day Stay for pups over 18 months. $40 for pups under 18 months. There is a $5 surcharge for every hour over 9.5 hours, to a maximum of $50.
*one daily walk is included with day care service. Special requests subject to additional charge.
Walking or Drop Ins
$25 per half hour drop in, inclusive of a walk, $20 per drop in for cats or other pets that do not require a walk.
*Drop ins can include a walk, loving and playful engagement with your pet, feeding, water refresher, yard let out, litter/cat pan cleanup, mail pick up, and watering plants. Special requests subject to additional charge.
I also do Drop Ins for Cats, Rabbits, and critters of all kind.....inclusive of feeding, cleaning, and loving :-)
Please note: For the safety of all, I only board pups that are NOT aggressive. Meet and Greets are required for all new clients. Pups will be taken through a temperament assessment at the Meet and Greet. Pups with separation anxiety will be accepted on a case-by-case basis. All pups must be fully housebroken, with the exception of puppies which must be pad trained.

I have a healthy, well adjusted 14 year old dog, as of 2024 (Rhodesian Ridgeback and Hound mix) that generally embraces just about anything breathing! He is the cornerstone of my business and I couldn't do what I do without his cooperation. I rescued him at 10 wks old. He's a sweet senior guy and I couldn't ask for a better Pet Sitting partner! He was trained and socialized early and eagerly welcomes human and pet friends to our home. Even shy pups take to him quickly, because he allows the pups to have their space and be who they are. Frankie, is easy going, chilled, accommodating, patient, shares his toys and treats, and is happy to have other furry friends around. He even thinks cats are cool! At our Meet and Greet, you can expect him to be comfortable, gentle and welcoming, but he can also sense if your dog is shy or not willing to open up initially and he will act accordingly and not push it. He is pretty chilled through most of the day, sleeping or cuddling, but enjoys some play time too. He is trained off-leash, so leashed dogs tend to learn from him while on our walks.

What will my pet be doing?
I have a 3 story home, including a finished basement for play time during inclement weather. My deck is the perfect spot for sun lounging and my fenced backyard is available for on demand "Bio Breaks", in between walks. My pet guests have free roam of my home, though they tend to just want to be wherever I am. I encourage play time to assist with separation anxiety and energy expenditure. However, we also encourage downtime so the pups can rest and relax. During our walks, we often take the wooded trail behind my home, which the pups love! During great weather, we often hangout in the common area and hang out with other neighborhood pups, that I know and love. Cuddles, belly rubs, and kisses are limitless. Does your dog sleep on the bed with you, lounge on the couch, and look for the nearest lap to lay their head? Great! We welcome all of the above, as my home should should feel like your home to your fur baby! Check out the video from previous guests!

How many dogs do you board at once?
I limit my capacity to a max of 3 dogs at a time. While I prefer a limit of 2 guest dogs, I will occasionally take a 3rd from a regular client, when I have assessed that the dogs all have a similar temperament and disposition.
How long can I board my dog(s)?
While I specialize in extended stays, I have a minimum boarding stay of 2 or more nights. There is no maximum limit on the number of days your dog can board or on Day Care stays.
What are the hours for Boarding and Day Care?
Drop offs can be as early as 8:30am and pick up as late as 8:30pm. I may be able to accommodate "special request" hours, on a case-by-case basis.
How do I know our pets will get along well?
I require a Meet & Greet before any service for a new guest. At our Meet and Greet, we will discuss your dog's behavior under a variety of circumstances and his/her likes and dislikes, as I assess your dog's temperament. You will also have an opportunity to observe my dog's interaction with yours. I'll tell you what you can expect in terms of what his/her day will look like and how we will close the day for the evening. I don't have any breed biases or preferences, but I will only consider unneutered males on a case-by-case basis. Because I have a dog, it is important that our pets get along and everyone in the house understands that I am the the leader of the pack. If it dosen't appear that we have the right fit, we don't have to move forward, as we want it to be a fun and safe stay for everyone.
Do you take senior or special needs dogs?
Yes! I am CPR/First Aid Certified, and am experienced in Oral and Injected Medication Administration. While I do have stairs in the home and leading to the backyard, I have few stairs in the front, for when we take our walks.

From the first meet-and-greet, we were instantly put at ease because of Dawn's knowledge, experience, and love for taking care of dogs. Though Obi was initially anxious in the presence of other guests during the stay, Dawn handled it amazingly - Obi eventually became great friends with Frankie and the other dogs in the house! We also received a ton of photos (including a pic of him in his Halloween costume), so we knew Obi was happy and having fun. Dawn is also very communicative and responds quickly to any questions/messages/etc. We really appreciated her flexibility when we had to postpone Obi's pickup by a day due to travel delays. "Dawn was the perfect balance between professional & knowledgeable and warm & welcoming. I came over for the initial meet and greet and both my puppy, Penny, and I instantly felt comfortable in her home. She was very thorough in her questions and really took time to understand how to care for Penny. Meanwhile, Penny and her dog, Frankie, tore through the house playing chase and tug-a-war. During Penny's stay, Dawn sent us multiple pictures, videos, and stories of all the fun Penny was having. She took the pups on long walks and they got plenty of exercise, playtime, snuggles, and love.
